&#8211; 線上部分大部分都是簡單的<strong><span style="color: #ff0000;">公司介紹</span></strong>，只有兩三家是強調自己可以搜尋房源<br />
&#8211; 從理財顧問了解的狀況是，富豪已經預測了<strong><span style="color: #ff0000;">人民幣可能貶值</span></strong>，另外由於中國人固有的觀念是有房才安心，美國房產的<strong><span style="color: #ff0000;">永久產權</span></strong>相對於中國的有限時間產權是非常有魅力的，因此雖然投資報酬率不見得最好，但是會想要在美國置產<br />
&#8211; 美國買房被認為是非常<strong><span style="color: #ff0000;">高貴的投資</span></strong>，但實際上中國一線城市的房產已經比美國貴很多了</p>

<p><strong><span style="color: #000080;">基本思考方向</span></strong>:<br />
&#8211; 對比國內買賣房地產狀況，使用者缺少對於美國房地產的知識，所以只能倚賴經紀人的專業，如果對於美國各地區以及法規等有足夠的知識，應該會希望自己搜尋房子，找到自己認為最合適的，這時房源多少就是關鍵點<br />
&#8211; 市場很大，應該是值得切入的市場，只是中間需要做一些差異化<br />
&#8211; 開始有美國房地產公司強調房源很多，輔助以有專業知識的經紀人來彌補知識不足的這一塊，可以觀察這些公司的發展來當做參考<br />
&#8211; 這個市場看起來是剛開始發展，從關鍵字搜尋的競爭程度以及高度仰賴線下活動可以證明<br />
&#8211; 買家往往以投資為購買房產的目的，但實際上內心的真正原因可能為: 子女留學、移出人民幣資產轉化為美元資產、移民需求</p>

&#8211; SEM由於agency關係自己操作的360搜尋引擎先上線，CTR可以到<strong><span style="color: #ff00ff;">2.6%</span></strong>，每個Click平均價格為<strong><span style="color: #ff00ff;">RMB5.6</span></strong>，不過轉換至留下Email為0<br />
&#8211; 購買微信流量由於微信禁止廣告海外投資，只能鎖定海外房產或是投資的群組，找到了5個群組，總共大概可以接觸到3百萬的粉絲，購買價格平均為每個群組發一次文章<strong><span style="color: #ff00ff;">RMB8,000</span></strong><br />
&#8211; 微信採用服務號，就是自己可以加上功能的選項，預計功能有 <strong><span style="color: #ff00ff;">找尋房源、買房知識、我的帳戶</span></strong> 三大類，功能為連接至RDW的網站<br />
&#8211; 測試了不同的功能好處的吸引力，包含 最多房源、豐富知識、優秀團隊、註冊就送RMB10,000 ，不過留下Email的數量都是0，表示用戶其實不在意這些比較一般性的訴求，重點在於能夠<strong><span style="color: #ff00ff;">信任這個公司及網站</span></strong></p>
<p><strong><span style="color: #000080;">原本的下一步計畫</span></strong>:<br />
&#8211; 流量來源-微信: 購買大型<strong><span style="color: #339966;">自媒體</span></strong>的文章曝光，內容為一般基本的美國買房知識，如為何美國買房比北京買房划算等<br />
&#8211; 流量來源-SEM: 針對<strong><span style="color: #339966;">不信任美國買房</span></strong>部分，例如 &#8220;美國房地產 騙局&#8221;，這樣的關鍵字優先，連結內容為解釋如何避開這樣的騙局<br />
&#8211; 製作小工具<strong><span style="color: #339966;">計算目前自己擁有的中國房子，在美國可以買到怎麼樣的房子</span></strong>，邏輯為使用房天下的價值查詢工具，換算成我們資料庫中的美國主要城市的房子價格，並使用SEM以及社群媒體來增加流量，目的是讓一般社群媒體的使用者樂於分享出去，增加曝光<br />
&#8211; <strong><span style="color: #339966;">強化線下力量</span></strong>: 多去尋找理財顧問等，藉由手續費等方式增加他們樂於推薦加入服務的目標群眾動力</p>
<p>雖然很可惜沒有實現這些想法，不過也學習到了這個產業相關的知識。另外發現了另一種新的模式，是類似群眾募資加上P2P投資混合的方式，之後再跟大家分享。</p>
